Behind the Curtain: Why Mortgage Lenders Ask for So Many Documents
I hope everyone is having a great weekend! One of the biggest misconceptions about getting a mortgage is that once you complete the application, you’re basically done.
In reality, the application is just the starting point. The real work begins when we have to verify every piece of information provided. And that’s usually when the questions start.
Some of my favorites over the years:
- “What do you mean you need to know where that deposit came from? It was from last month, before I even applied for the loan!”
- “Why do you check to see if I owe any back taxes?”
- When I asked one client what happened to the $120,000 that was in their account, they said, “It’s my money. Why do YOU need to know where it went?” (Yes, that was a tough one.)
Fair questions, I suppose…
If you’ve ever wondered why mortgage lenders ask for so many documents, the answer is simple:
We don’t just collect information. we have to verify it. We live by the old adage-Trust, but verify.
The mortgage process is designed to ensure the information provided is accurate and that everyone involved is protected. Every figure, document, and statement needs to match and make sense.
What Gets Verified?
Credit
Most people think we’re only looking at a credit score. That’s actually just the beginning.
We review credit history, payment patterns, account balances, recent inquiries, public records, and any issues that may need to be addressed before closing.
Income
Your income must be supported by documentation such as pay stubs, W-2s, tax returns, or other applicable records. For self-employed borrowers, rental property owners, or anyone with multiple income sources, the review can become more detailed.
Small details can make a big difference. Even something as simple as how often you’re paid can affect how income is calculated and whether a loan meets specific program guidelines.
Assets
This is where the famous bank statement requests come in. And yes, we really do need every page, even the blank one. You know its blank, but the underwriter does not, that blank page could be you moving all your funds to an online gambling site in Vegas, we just don’t know. Trust-but verify.
We verify that funds are available for closing and, when required, reserves as well. We also review large deposits (there is a definition for this) and document gift funds when they’re being used for the transaction.
Debts
We compare the information on the application to what’s reported on the credit report and any additional obligations that may apply.
The goal is to ensure the financial picture is complete and accurate.
The home itself
Once a property is selected, we review the contract, appraisal, taxes, insurance, and any applicable HOA or condominium requirements. Sometimes there are issues that need to be resolved before closing. Identifying them early helps avoid surprises later, which is always our goal!
Other Things Happening Behind the Scenes
While you’re packing boxes, scheduling movers, and planning your next chapter, there are a lot of additional checks happening in the background:
• Tax transcripts may be obtained and reviewed when required.
• Employment and income will be re-verified before settlement.
• Credit will be monitored throughout the process.
• Some documentation has expiration dates, so updates are sometimes needed depending on how long the process takes for you. This can be frustrating as well.
• Tax obligations, liens, and other items may need to be researched and resolved.
In other words, there’s a lot more going on than most people realize.
The Bottom Line
The mortgage process isn’t magic, as much as The Davis Team wants you to believe it is.
It’s documentation, verification, problem-solving, and a lot of attention to detail. This is where we excel.
